The Property is located in Rossford, OH, which is part of the Toledo, OH Metropolitan Statistical Area (Toledo MSA). The Property is approximately 10 miles southwest of Toledo’s Central Business District and six miles from Rossford’s town center. Serving much of the northwest Ohio area, the Property consists of a warehouse and distribution facility that guarantees to deliver packages in two days or less.10 This is the first fulfillment center in the area, employing approximately 1,500 workers and performing tasks that include everything from receiving inventory to packing and shipping customer orders and supporting network logistics by working alongside Amazon Robotics.11 The newly built fulfillment center opened its doors in November 2020.11 Interstate 475, a four-lane highway, provides primary access to the Property, along with Interstates 80/90 and 75. This arterial system connects the Toledo MSA to surrounding suburban locations and out-of-state cities, such as Detroit and Chicago.11 Much of the surrounding neighborhood is industrial and commercial, with several retail pockets. The immediate area surrounding the Property consists of vacant land and residential homes. Several developments are making their way into the area as well, including two smaller industrial warehouses, a senior living facility, and additional multifamily residential housing. The Property is a ninth-generation fulfillment center with state-of-the-art features such as robotics and automation. The wheeled stocking robots are six feet tall and four feet to a side, fully automated and controlled by artificial intelligence
