Peachtree Hotel Opportunity Zone Tax Advantage Fund, LP (“PHOTA”) intends to generate tax advantaged returns investing in Qualified Opportunity Zones (“QOZs”), as established by the Tax Cuts and Jobs Act of 2017 and further defined in the Internal Revenue Code, Section 1400Z-1.

Peachtree Hotel Group currently has an active pipeline of what we believe to be economically viable hotel development sites located within QOZs.

Peachtree Hotel Group’s affiliate intends to develop, or co-develop with local partners, premium branded, limited-service, select-service and compact full-service hotels.

Capital gains invested within 180 days of realization into a Qualified Opportunity Zone may be eligible for three primary tax benefits:
• Tax deferral until the sooner of the investment is sold or December 31, 2026.
• Permanent exclusion of taxable gain of 15%
(if invested by 12/31/2019) or 10% (if invested by 12/31/2021).
• Tax free growth if investment is held for at least 10 years.
